Early Christmas gift for city tenant

Residents of Fabian Close, Frankley have a new neighbour just in time for Christmas as specialist housing contractor Wates handed over the keys of a newly built home to Birmingham City Council and its tenant on Friday (December 17).

The former disused property has undergone a completed transformation during the last six months, with the site being demolished, redeveloped and a brand new four-bedroom family home being built in its place.

The new property has been built to Level Four of the government's Code for Sustainable Homes; meaning its environmental impact during construction and residency has been minimized, it will be far more efficient in terms of energy consumption and is also fitted with photovoltaic panels on the roof resulting in lower running costs.

Wates and Birmingham City Council handed over the keys to new resident Paulette Clarke and helped them move into their new home.

Councillor John Lines, Cabinet Member for Housing said: “This is wonderful news for the community and for the new tenants and I’m delighted with the efforts of our partners, Wates Living Space, who have worked hard to deliver a high quality, energy-efficient, new family home.”

Phil Sperring, Business Unit Director for Wates in the Midlands said: “It is always satisfying to be able to see the positive impact of turning an unusable property into a sustainable family home and the difference it will make to residents on the close.

“Our company ethos is all about putting people first and I am proud of the commitment the Wates team has made by working closely with local people during the construction to ensure disruption to their lives was kept to a minimum.

“It has been a pleasure to work in such a welcoming community and I wish the new resident every happiness in their new home.”

The house was designed by Wates Design and has been let by Birmingham City Housing. The 22 week build and fit out programme was carried out whilst the adjoining property's resident remained in occupation throughout.
